Energy Performance Certificate
is a document showing the current energy efficiency rating of a house from A to G with potential improvement recommendations, issued by energy performance assessor after inspecting the energy efficiency of a house.
The most energy efficient houses fall in Band A which means they emit less Carbon Dioxide (CO2) and should have lowest fuel bills. Most of the houses in England fall in Band from D to E. EPC shows the amount of CO2 emission by a house and also shows the recommendations to improve the energy efficiency a house to reduce the living cost and keep the environment healthy.
Who needs an EPC?
EPC is required before renting out your property or before selling it out. As of May 2010 you need to get the EPC before bringing it into the market for sale. It is legal requirement that EPC should have at least “E” rating to rent it out to the tenants and this law came into force in April 2018
What checks are involved in EPC?
Energy performance assessor need access to all of the rooms and loft. He will check the heating system, take some measurements, do calculations, and take photographs. Mostly survey is done by visually inspecting the things.
